our GOALS

The fund’s investment objective is long-term capital appreciation, with a particular focus on direct and indirect investments in residential and industrial real estate. The aim is twofold: to purchase projects that are already standing and generating rent, and to develop projects from scratch in a process that involves acquiring the land, obtaining the necessary permits, and actually building the properties. Global economic trends confirm that the residential and industrial markets are currently well entrenched among the economy’s most stable segments.

The fund will focus mainly on real estate and projects offering potential for future expansion. Residential projects in Prague and its immediate environs are the priority. There will be a secondary interest in regional capitals and other localities around the country. There are also plans to invest in real estate companies and become involved in lending. The bulk of the profits will be reinvested in line with the investment strategy.

Seasoned real estate market experts Ondřej Vala and Michal Mühlbauer are behind the fund’s inception. Their expertise is mainly built on the operations of OM Consulting s.r.o., their construction consultancy providing services in the fields of technical due diligence, project, design, and cost management for residential, commercial and industrial buildings. Having worked on more than 100 projects with an aggregate investment value of more than CZK 20 billion, the company ranks among the market’s top five.

Property market trends over the last 30 years show that residential real estate and land prices are steadfastly rising and will always have recognised value. Investments in real estate and development projects carry minimum risk and are not exposed to sudden market swings.

The key benefits of investing in OM Real Estate Fund SICAV, a.s.:

Guarantee of a minimum 5.1% p.a. yield on preference investment shares even if the fund makes a lower profit or even a loss. This guarantee relies on the redistribution of fund capital from performance investment share holders (the fund’s founders) to preference investment share holders (outside investors) up to the amount of the fund capital attributable to performance investment shares.

Preferential profit-sharing (over a fund founder – performance investment share holder) up to 6.5% p.a. for preference investment shares.

A premium of 10% of the Fund’s total yield above 6.5% p.a. will be distributed among all preference investment shares.

Only a second-in-line share in any fund loss – the loss is initially covered by the fund’s capital from performance investment share
holders.

Management of the fund’s assets is overseen by a depositary.

Regulated by the Czech National Bank.

Professional asset management – the asset manager and administrator is AVANT investiční společnost, a.s., an experienced leader in the management and administration of qualified investor funds. 

Services are provided by a group of experienced professionals from OM Property Services s.r.o. in cooperation with OM Consulting s.r.o., a leading Czech construction consultancy providing project management and pricing control for projects worth approximately CZK 20 billion. OM Consulting s.r.o. has its own development team, cost management, architects, design department, technical due diligence department and numerous other areas of specialisation.

Ing. Michal Mühlbauer, PhD.

Michal Mühlbauer is one of the founders of the qualified investor fund OM Real Estate Fund SICAV, a.s. and member of its Supervisory Board. He is also Executive of OM Property Holding and one of the founders of the construction consultancy firm OM Consulting as well as the whole OM Group.
